After 2 years the owner of the Tax Certificate can redeem their investment at which point the property is sold at a forced public auction to the highest bidder and the property owner loses their property. The new property owner can have the old property owner evicted from the property by law enforcement with 15 minutes to take any belonings they wish to keep.
